Happy New Year! A Brevard County Contractors 2014 year in review

I just wanted to say Happy New Year to all my past, present and future customers and fellow contractors. It’s been a very busy year and I’ve worked with some great people throughout the year.

Looking over my 2014 year in review, It seemed like the economy here in Brevard County was on the upswing with lot’s of activity in the residential real estate and existing homeowner markets. Which included a bounty of renovation, remodel, home improvement and repair contracts throughout 2014.

For that I Am very grateful.

I completed many interior and exterior painting projects, stucco repair, pool deck repair, ceiling repair, drywall repair, texture matching and even soundproofing from Melbourne to Viera, Melbourne Beach, Suntree, Cocoa Beach, Satellite Beach, Indian Harbour Beach, Indialantic, Cape Canaveral, Cocoa and Merritt Island here on the Space Coast.

Here’s just a few of the many completed before and after project photos from 2014:

Drywall paper tape joints cracking and falling down?

Exterior ceiling repair-paper tape cracking and falling down

Exterior ceiling repair-paper tape cracking and falling down

This type of problem is very common on interior and exterior drywall ceilings

.

Over time the paper drywall tape begins to crack and fall down due to the heat and humidity from our harsh Florida climate.

The extreme weather changes cause the wood framing to expand and contract on a daily basis in turn causing just enough movement of your ceiling to crack and pop the paper tape joints. Especially if the ceiling was nailed or not enough screws were added during the drywall installation process when your home was built. Due to the drywall crew trying to move to fast!

That’s why I always re-secure the drywall joints with screws and check the entire ceiling to make sure it was secured properly during the construction phase. A lot of times the ceiling needs to be completely re-screwed.

The paper tape joints were cracking and starting to fall down on this pool patios drywall ceiling in Viera.

After I removed the tape and while securing the ceiling and joints with screws. I figured out that one section of a drywall seam was sagging in an area where there was no wood framing member to attach the drywall to and had popped the paper tape from movement.

Paper tape joints removed

So I cut out a small 4″x6″ section of the ceiling and added a furring strip to span over both sides of the sagging drywall tape joint. Which I attached to the backside of the ceiling by screwing four screws into the furring strip from the finished side of the ceiling.

Then, I re-attached the same piece of drywall that I had cut out for a perfect fit.

Next, I installed the self adhesive fiberglass mesh tape and applied three coats of 20 minute Easy Sand quick setting joint compound to the exposed seam and completed the drywall finishing by skim coating the entire ceiling with USG Sheetrock all purpose joint compound (green lid).

This way when I do the skip trowel texture, it will all be one consistent texture. Instead of trying to blend the new texture from a repair into the old texture. Which sometimes can still be noticeable depending on several different factors. Such as painted surfaces absorb differently even after priming.

Cocoa, FL Exterior House Painting Project

On this Cocoa, Florida exterior repaint in Port Saint John we repaired several staircase stucco cracks, damaged stucco from the hurricane shutters and a buckled stucco area at the front entrance of this Cocoa, Fl home.

Water had gotten behind the decorative stucco piece and rusted out the wire lathe at the front entrance of this South facing 10 year old home.

Which ultimately caused the stucco to buckle and fail in that area.

Chalky paint

Chalky paint

The whole house had chalky and faded paint that we had to deal with by priming all of the surfaces to be painted first, before we could start the exterior house painting.

Here’s the steps we took to prep and paint the exterior of this Cocoa, Fl home:

1) After digging out 4″ to 6″ around the perimeter of this homes exterior stucco walls

2) We pressure washed all of the exterior surfaces to be painted on this stucco home.

3) Then repaired several buckled stucco areas, stucco that had been damaged from hurricane shutters and staircase stucco cracks.

4) Next we spot primed the repaired stucco areas with Richards- Rich Flex alkali resistant acrylic masonry primer.

5) Then we applied Richards- Rich Flex multi-surface conditioner (due to chalkiness and also to assure good adhesion of the finish coat) to the rest of the surfaces of the home to be painted.

6) Lastly we re-caulked all windows and applied two colors and two coats of Richards- Signature Series 100% acrylic satin house and trim paint to the stucco walls, bands, columns, garage doors and all exterior entry doors. We also spray painted the garage doors for a fresh new factory finish look.

Once all of the painting was completed we backfilled around the perimeter and did one last walk through with home owners to make sure they were completely satisfied.

Highly Recommended!.

We recently used Peck Drywall & Painting to paint the exterior of our house and pool deck. Their quote was competitive, and they completed the work promptly and to a very high standard. They were courteous and professional from start to finish. We will use them for all of our future painting needs.

Knockdown textured ceiling bubbling while painting lanai in Rockledge, Fl.

Rockledge Exterior-ceiling bubble

Rockledge patio ceiling bubbling

Textured patio ceiling bubbling, blistered or falling down?

I’ve seen this issue quite a few times over the years on knockdown, skip trowel, orange peel and popcorn textured exterior drywall ceilings.

In this video I’m scraping the areas where the knockdown texture and paint had bubbled.

So today while on an complete exterior repaint in Rockledge, Fl.
I was painting the first coat of exterior latex paint on the lanai ceiling, when the knockdown texture on the exterior drywall pool patio ceiling started to come off on to my roller nap. The ceiling texture had bubbled in two separate areas. It was as if the texture itself had lost any adhesion and all that was left after peeling the texture off was bare drywall which was dusty just like the back of the texture sheet that I removed.
I’m not sure if the ceiling was painted to soon before the knockdown texture had dried completely back when the home was built in 1998 or if there was some type of roof leak or if the exterior patio ceiling had just been baked by the hot Florida summer temperatures for the last 16 years that had caused the texture to fail long before we started painting the ceiling.

After scraping the problem areas of the ceiling I will:
1) Spot prime these areas with a spray can of oil base Kilz
2) Skim coat the primed areas with 20 minute hot mud
3) Wet sand the edges to blend into the existing texture
4) Apply the knockdown texture feathering to match the existing ceiling texture
5) Spot prime with a quality latex primer
6) Spot paint areas with an exterior paint
7) Repaint the entire lanai ceiling

Springtime to Paint!

Spring fever is a term applied to several sets of physical and psychological symptoms associated with the arrival of spring. In general it refers to an increase in energy and vitality.

Spring is in the air

Spring is the perfect time of the year to paint the exterior of your Florida home

Spring and “springtime” refer to the season, and also to ideas of rebirth, rejuvenation, renewal, resurrection, and regrowth.

Banana 001

Spring = Rejuvenation

Shouldn’t your home’s exterior be at the top of your list when thinking about Springtime and your rejuvenated motivation to get things in order around the house that you’ve been putting off for a while. Important things. Like probably one of your biggest investments, Your Home…

Once the clock’s are changed to Spring forward, you know that Spring is soon to follow.

Spring is the perfect time of the year to paint your home

Especially if you have any cracked or damaged stucco, faded paint, iron stains from your water sprinklers, or it might just be time for a fresh new vibe that will not only look great. But, it will also help protect the interior of your home from insects, water damage, mold and other moisture related issues for years to come. If you’re not sure about the color combinations you would like to have on your home. We can certainly help you with picking out the colors and advise you on the latest color trends here in Central Florida. Summer is right around the corner which means family get togethers , cookouts and sleepovers.

Stucco cracks- Exterior painting Melbourne FL Before

Stucco cracks and Iron stain

Summer is right around the corner and so is Hurricane season

It’s amazing what a little paint can do. Not only does it rejuvenate your homes appearance. Additionally, a properly done paint job whether it’s done by you the homeowner or by a professional painter it will protect your home from the water damage caused from wind driven rain like we had during hurricane season just a few years back. A lot of the water damage caused during these wind events could have been prevented in hundreds of homes here in Brevard county, Fl by simply repairing all of the hairline stucco cracks on the walls of these homes and re caulking all of the exterior windows.

With all of the right preparation and applying the proper sealers and paints to their stucco walls on block and wood frame homes, it most definitely would have prevented the amount of water intrusion damage and insurance claims from the wind driven rain scenario.

In conclusion:

Spring provides the extra boost of energy that helps us motivate to get things in our lives in order for the rest of the year. This also means taking care of things you care about. The home is where a lot of people like to catch up on all of the little things that can protect it and make it look nice and cared for. Yardwork and exterior painting are some of the most popular springtime activities when it comes to improving and protecting your home.

So get out there and paint the exterior of your home! Or hire a professional house painter to get the job done properly. Leaving you with more time to focus on your family and other springtime home improvement projects.

How to paint a garage door

Your garage door is a HUGE part of the overall appearance of your home.

Has your homes garage door lost it’s luster?

Garage Door Painting-Before and After-Viera FL

Is my garage door paintable?

It’s a common question among homeowners that have a weathered, rusted, chalky, faded or dusty garage door that’s in need of a facelift or even just a color change that can give your home a different vibe and better curb appeal .
Whether you’re thinking about just repainting it or looking to paint the entire exterior of your home. I would recommend hiring a professional painting contractor.
But painting a garage door is doable for the advanced DIY’er.

I give this project a difficulty rating of 7 out of 10.

You can get by with just using a brush and roller to paint most garage doors. But with these you will be left with some sort of stippling (a light texture or brush strokes). That’s why I prefer to use an airless sprayer to apply the primers and paint. It it will leave your garage door with a beautiful factory finish like it had when it was brand new.

I’ve painted hundreds of garage doors here in the Brevard County, Fl area. Which means I have been perfecting the most efficient techniques and the tried and true best primers that ensure proper adhesion and the right exterior paints to use on metal and wood garage doors for over 20 years.

Here’s some of the basic bullet points for properly painting your garage door.

Materials and tools needed to prep, prime and paint your garage door:
  • Masking paper- 12″ to 16″
  • 3M paper machine (optional)
  • Masking tape 1.5″ and 3/4″ for paper machine
  • .31 mil light plastic (optional)
  • 5 in 1 tool or putty knife
  • Drop cloths
  • Rags
  • Paintable caulk
  • 1.5 gallons Acrylic Latex Multi surface sealer/primer
  • 2 gallons of a high quality (satin or semi gloss) Acrylic Latex exterior paint
  • Roller frame with a 3/8″ nap and at least a 3′ paint pole
  • 1 Purdy or Wooster 4″ to 6″ brush
  • Or if you can get your hands on a paint sprayer? I use a Graco 695 paint sprayer .311 Spray tip for paint gun

Steps for applying primer/sealer and paint

Step 1) Pressure wash all of the exterior surfaces of the garage door to be painted.

*Tip-Trick- You’re going need to use a good environmentally friendly cleaner or detergent like Simple Green or a similar product. But bleach and water will do as well.

Step 2) Prep the surface and area around the garage door to be painted. Cover anything you don’t want painted.

*Tip-Trick- Raise the garage door halfway up and put masking tape on the bottom rubber seal of the door, Next place drop cloths half in and half out of where the garage door sits on the ground when in the closed position.

Step 3) After the garage door is completely dry, check it for any rusted areas.

Tip-Trick- If you have some rust, take 80 grit sandpaper and sand down any rust spots and and after sanding the surface wipe with a damp cloth.
Purchase a can of rust inhibitor which primes the area and actually turns rust back into metal.

Step 4) I prefer to use my airless paint sprayer to prime the garage door with a – Multi Surface tinted Primer/Sealer (a brush or roller will work as well).

Tip-Trick- After priming and after each coat of paint take your 5 in one tool or putty knife and carefully slide it under one of the three rubber seals on both sides and at the top of the garage door and go around the perimeter of the garage door keeping the tool under the rubber seals. This keeps paint from building up and bonding the three rubber seals to the garage door.

Step 5) After the primer dries, I will then caulk any wood trim joints that are cracking or opened up around the garage door before painting the first coat

Tip-Trick- Try and keep the hole small when cutting the tub of caulk And cut it at a slight angle.
Have a wet sponge or rag handy while caulking to keep your finger clean.

Step 6) Lastly, I spray two coats of a high quality (satin or semi gloss) exterior paint for a long lasting and durable finish.

Tips-Tricks- Spray the first coat going horizontally (side to side) and apply the second coat of paint vertically (up and down). This keeps the the paint from building up in the same areas and also makes for better adhesion of the garage door paint.

Check this out:
I just finished up an exterior house repaint where we also painted the metal garage door because the paint was chalky and chipping. Most homes exteriors have been painted a few times over the years. But a lot of times the garage door is left out of the painting process. I’m sure you know the ones in your neighborhood…

Here some photo’s and video clips of the garage door painting process:

In conclusion. If your garage door happens to sit at the front of your home, then painting it should be at the top of your honey-do list. I would recommend getting a local professional painting contractor in your area who knows the best paint products suited for your climate. But, if you’re an advanced DIY’er or handyman and you’re up for a challenge. Then have fun with it and Happy Painting!

Chalky and Faded Paint? Exterior House Painting Project in Melbourne, Fl

Getting the exterior of your home re-painted does more than just enhance your Melbourne FL home’s curb appeal.

It helps protect probably one of your most important investments “Your Home” from the harsh Florida climate. It all starts with the prep and carries throughout your entire exterior painting process. It can protect your biggest investment for years to come.

The good news is that You have found the perfect Melbourne FL painter to make your home look like new again for a fair price.

This House Painting Project Blog post is about an exterior repaint on a home and pool deck in the Coral Springs subdivision in the Suntree area of Melbourne FL.
We were contracted to seal and repaint all of the exterior surfaces of the home due to the fading and chalking of the paint from years of this Melbourne FL home being in the sun and elements of the harsh Florida climate.

The very first thing we did to start this exterior painting project was to dig out 4″ to 6″ around the perimeter.

Then we pressure washed all of the surfaces to be painted including the pool deck of this Melbourne FL home.

The next step is a very important one. Cover and protect plants, sidewalks, windows walkways, pavers and exterior lighting fixtures.

Then we applied a tinted multi-surface conditioner (due to chalkiness and also to assure good adhesion of the finish coat) to all of the surfaces of the home to be painted.

We then repaired all of the staircase stucco cracks and recaulked all of the windows a trim.

Next we applied two colors and two coats of Sherwin Williams A-100® exterior latex 100% acrylic satin house and trim paint to the stucco walls, stucco bands, columns, soffits, fascia, gutters, all exterior doors and wood trim. We also spray painted the garage doors for a new factory finish look.

After all of the house painting was completed it was time start the pool deck repairs and lanai and pool deck painting.

We first started by repairing all of the settling cracks on the pool deck.

Next we applied two coats of Richards- Deck Guard 100% acrylic pool, patio and deck coating to the lanai and pool deck.

Once all of the painting was completed we backfilled around the perimeter the home and did one last walk through with homeowners to make sure they were completely satisfied.

I am absolutely delighted with the finished result.
Peck Drywall and Painting painted the exterior of my home after performing some minor stucco repairs.
I have a stucco home that needed painting and some minor stucco repair. Paul Peck came out to give an estimate in person at my earliest convenience and was very knowledgeable and professional. His estimate was competitive with the four other estimates I received and he was able to start the job within a short period of time. He was present each day and his crew is very skilled and courteous. They worked around inclement weather and kept me informed of any issues or schedule adjustments. I am absolutely delighted with the finished result and would not hesitate to recommend this company to other Angie’s List members.

Can my exterior window frames be painted?

This Project Blog is about exterior painting project where we also painted the peeling and chalky exterior window frames on a home in the Summer Brook sub division Melbourne, FL.

Chances are if your reading this, your windows might need a little face lift.
Getting new windows for your home just because the paint is drab and chalky could cost a pretty penny.
The good news is that You have found the perfect Melbourne painting contractor to make your windows look like new again for a fraction of the price that it would cost you to replace your windows.

Check this out:
I just finished up an exterior repaint in Melbourne, where we also painted the window frames because the windows were chalky. I have a proven track record and years of experience to prep your windows for a flawless factory finish.
Over the years I have perfected the technique and best materials to use on these types of exterior window frames.
1) Pressure wash all of the exterior surfaces to be painted.
2) Prep the surface and area around the window to be painted
3) We like to use our airless paint sprayer to prime your window frames with Richards Paint – Multi Surface Primer/Sealer.
4) After the primer dries, we caulk all of the windows to be painted.
5) Lastly, I spray two coats of Richards – Signature Series (satin or semi gloss) exterior paint for a long lasting and durable finish.

Here’s a few Before and After photos of a couple of the windows we painted:
