Cocoa, FL Exterior House Painting Project

On this Cocoa, Florida exterior repaint in Port Saint John we repaired several staircase stucco cracks, damaged stucco from the hurricane shutters and a buckled stucco area at the front entrance of this Cocoa, Fl home.

Water had gotten behind the decorative stucco piece and rusted out the wire lathe at the front entrance of this South facing 10 year old home.

Which ultimately caused the stucco to buckle and fail in that area.

The whole house had chalky and faded paint that we had to deal with by priming all of the surfaces to be painted first, before we could start the exterior house painting.



Here’s the steps we took to prep and paint the exterior of this Cocoa, Fl home:

1) After digging out 4″ to 6″ around the perimeter of this homes exterior stucco walls

2) We pressure washed all of the exterior surfaces to be painted on this stucco home.

3) Then repaired several buckled stucco areas, stucco that had been damaged from hurricane shutters and staircase stucco cracks.

4) Next we spot primed the repaired stucco areas with Richards- Rich Flex alkali resistant acrylic masonry primer.

5) Then we applied Richards- Rich Flex multi-surface conditioner (due to chalkiness and also to assure good adhesion of the finish coat) to the rest of the surfaces of the home to be painted.

6) Lastly we re-caulked all windows and applied two colors and two coats of Richards- Signature Series 100% acrylic satin house and trim paint to the stucco walls, bands, columns, garage doors and all exterior entry doors. We also spray painted the garage doors for a fresh new factory finish look.

Once all of the painting was completed we backfilled around the perimeter and did one last walk through with home owners to make sure they were completely satisfied.

Indialantic Ceiling Repair and Skip Trowel Texture Match

This Project Blog is about a drywall ceiling repair on a home in the Rio Villa sub division Indialantic, FL.
We were contracted to repair a section of the formal dining room ceiling that had water damage from a roof leak.
First task was to cover and protect the flooring and anything else in the room.

Then we removed and replaced a 4′ x 12′ section of the drywall ceiling that had a skip trowel texture.

After the new drywall was installed, three coats of a setting type joint compound was applied so the drywall finishing and skip trowel texture could be completed in one day.

Next, we Installed a skip trowel texture at the repaired area feathering into the existing skip trowel texture.

Then lastly, spot primed the repair and applied two coats of Richards- Rich Wall Premium Acrylic Paint (flat white-L4 white tint).

    I’ll be replacing the old corner bead from a closet modification with the Strait Flex composite corner bead on a roll. The closet had already been taken apart by the homeowner that had just purchased this home.The plan was to make a computer/gaming area for their son where the closet was. Since their new to them home was having several remodeling projects going on anyways they wanted to have me take care of this extra job while I was there.

    My conclusion after trying Uno-Bead for the first time on this remodeling project is that whether you’re a contractor, handyman or even a home improvement DIY’er. This product will be a fast and easy way to install corner bead on new drywall and drywall repairs. And the Strait Flex Uno-Bead is much stronger the traditional corner beads which means it’s great for drywall corners in high traffic areas.

    Another benefit is Uno-Bead requires less joint compound than the traditional metal corner bead or vinyl corner bead. Which speeds up drying time as well. So you can save time, the amount of materials needed to finish outside 90 degree drywall corner. All of this means you make more money while also getting a better and stronger end result. Also since this corner bead product comes on a roll, it’s easily stored eliminating the need to have a special place to store it from getting damaged before getting to the job where you’ll be doing your drywall finishing.

      Vaulted Ceiling Repair- Knockdown Texture Matching

      This Project Blog is about a vaulted ceiling repair on a rental home in Cocoa, FL.
      Along with priming and painting the entire interior of this Port Saint John home. We were also contracted to repair the tape joint at the vaulted ceiling that was cracking and falling down.
      First, We needed to cover and protect even though the carpeting will be replaced after all of the interior painting and ceiling repairs are completed. Next, Remove and replace the tape joint at vaulted ceiling and apply three coats of a setting type joint compound. Then, Install knockdown texture at repaired area feathering into the existing knockdown texture. Next, Prime the repair and all of the other ceilings and walls with an oil base stain blocking primer due to some smoke damage from the previous renters. Lastly, We applied two coats of Richards- Rich-shield Paint (satin).

      I’ve seen this issue quite a few times over the years on knockdown, skip trowel, orange peel and popcorn textured exterior drywall ceilings.

      In this video I’m scraping the areas where the knockdown texture and paint had bubbled.

      So today while on an complete exterior repaint in Rockledge, Fl.
      I was painting the first coat of exterior latex paint on the lanai ceiling, when the knockdown texture on the exterior drywall pool patio ceiling started to come off on to my roller nap. The ceiling texture had bubbled in two separate areas. It was as if the texture itself had lost any adhesion and all that was left after peeling the texture off was bare drywall which was dusty just like the back of the texture sheet that I removed.
      I’m not sure if the ceiling was painted to soon before the knockdown texture had dried completely back when the home was built in 1998 or if there was some type of roof leak or if the exterior patio ceiling had just been baked by the hot Florida summer temperatures for the last 16 years that had caused the texture to fail long before we started painting the ceiling.

      After scraping the problem areas of the ceiling I will:
      1) Spot prime these areas with a spray can of oil base Kilz
      2) Skim coat the primed areas with 20 minute hot mud
      3) Wet sand the edges to blend into the existing texture
      4) Apply the knockdown texture feathering to match the existing ceiling texture
      5) Spot prime with a quality latex primer
      6) Spot paint areas with an exterior paint
      7) Repaint the entire lanai ceiling

      In conclusion. As you can see that are a lot of steps that go into repairing an exterior ceiling that is bubbling and then trying to match the original knockdown texture on a project like this. I would recommend getting a professional drywall or painting contractor in your area who knows the best ceiling repair techniques and paint products suited for your climate. But, if you’re an advanced DIY’er or handyman and you’re up for a challenge. Then have fun with it and Happy texturing!

      This Project blog post is about an exterior repaint that went from drab to WoW!

      After we pressure washed the exterior of this Melbourne home, we repaired all of the staircase stucco cracks, treated the iron stains, applied a masonry sealer/bonder to ensure good adhesion. Then we a applied two coats of Sherwin Williams A100 satin exterior paint on all of the stucco walls, bands, columns, soffits, facia, gutters, downspouts, back patio deck and patio ceilings.

      How to skim coat using the paint roller trick

      In this Blog video two part series I’ll show you how to do the first coat and second skim coats on a wall to get rid of an ugly poorly done knockdown texture. This how to skim coat trick is a great way for anyone from DIYers to contractors to apply a skim coat to drywall and plaster walls or ceilings.

      I’ll be using the paint roller method with a 1 1/4″ roller nap (cover) and I thinned down the all purpose joint compound with water.

      For skimming I’m using a 14″ drywall taping knife and mud pan to smooth out the mud that was applied.

      This How to Skim Coat Trick is a must when skim coating walls and ceilings for DIY’ers!

      Once the first skim coat is complete, let the joint compound dry for 24 hours. Day 2- scape any high spots with your 6″ drywall knife and then apply another skim coat to the area. This skim coat will be much easier and smoother than the first skim coat and it will also dry a lot faster too.

      Once the second coat is dry:
      1) Sand entire wall with 100 grit sandpaper
      2) Remove sanding dust from walls by using a half of a bucket of water and a yellow grout sponge rinsing the sponge often in the bucket of water.
      3) Prime with a quality latex acrylic primer.
      4) Paint on two coats of a quality paint and you’re done!

      In Conclusion: I highly recommend this skim coating with the paint roller trick to any contractors or even Do it Yourself’ers for covering up an ugly texture, looking for a smoother finish on their drywall or plaster walls and ceilings, or even after removing wallpaper!

      I think this how to skim coat trick saved me several hours of work by not having to take the extra time to try and keep the mud thickness as consistent as possible which means less sanding and mudding.

      Tip: If you’re trying to cover up a knockdown or skip trowel texture, be sure to use at least a 1″ to 1 1/4″ roller cover when applying the first skim coat. Then a 3/4″ nap will work fine for the second skim coat of all purpose joint compound to the wall or ceiling or skim coating.

      Happy New Year! A Brevard County Contractors 2014 year in review

      I just wanted to say Happy New Year to all my past, present and future customers and fellow contractors. It’s been a very busy year and I’ve worked with some great people throughout the year.

      Looking over my 2014 year in review, It seemed like the economy here in Brevard County was on the upswing with lot’s of activity in the residential real estate and existing homeowner markets. Which included a bounty of renovation, remodel, home improvement and repair contracts throughout 2014.

      For that I Am very grateful.

      On this Melbourne exterior repaint project there were several stucco related repairs that I had to tackle before we could start painting.
      Such as rusted stucco bands and stucco cracks. But the main stucco repair was the two wood frame and stucco column bases at the front entrance of the home. They had to be totally rebuilt due to water damage and termites.

      Cedar siding, soffits and stucco painting in Indialantic

      On this Indialantic exterior repaint project there were several stucco and wood siding related repairs that I had to tackle before we could start painting.
      After we pressure washed all of the exterior surfaces to be painted on this Indialantic, Fl home, we then applied a tinted sealer to all off the exterior surfaces (due to chalkiness and also to assure good adhesion of the finish coats).

      Pool Deck Repair, Texture and Paint in Indialantic

      We repaired all of the pool deck cracks and floated out the areas where there had been previous pool deck repairs and also skim coated the spots where the textured finish was chipping off in several areas with a thin coat of Kool deck.

      Textured patio ceiling bubbling, blistered and falling down in Rockledge

      After scraping the problem areas of the ceiling I:
      1) Spot primed these areas with a spray can of oil base Kilz
      2) Skim coated the primed areas with 20 minute hot mud
      3) Wet sanded the edges to blend into the existing texture
      4) Applied the knockdown texture feathering to match the existing ceiling texture
      5) Spot primed with a quality latex primer
      6) Spot painted areas with an exterior paint
      7) Repainted the entire lanai ceiling

      Roof leak caused major water damage to this ceiling in Suntree

      Repair water damaged pool patio ceiling caused by a roof leak in the suntree area of Melbourne. Not only was a large section drywall ceiling in need of replacement. The furrings strips that hold the ceiling up had termite damage and rusted screws from all of the moisture from the roof leak.

      The paper tape joints were cracking and starting to fall down on this ceiling in Viera.

      This type of problem is very common on interior and exterior drywall ceilings. Over time the paper drywall tape begins to crack and fall down due to the heat and humidity from our harsh Florida climate.

      The extreme weather changes cause the wood framing to expand and contract on a daily basis in turn causing just enough movement of your ceiling to crack and pop the paper tape joints. Especially if the ceiling was nailed or not enough screws were added during the drywall installation process when your home was built.

      Water damage drywall repair and orange peel texture matching project in Indialantic

      We were contacted by a past customer to do a drywall repair on the already cut out and dried out the water damaged walls in two of the guest bedrooms of their home. Water had got the drywall wet on the one exterior wall in each of the two guest bedrooms of this four bedroom home here in Brevard County.

      Soundproofing an existing wall to help reduce noise in Merritt Island
