I just finished up this interior painting project in the Suntree/Viera area of Melbourne.
The townhouse is 2200 sq.ft. We painted the entire place: baseboards, casing, crown, stair trim, spindles, all doors, bifolds, ceilings, walls and three accent walls. It was unoccupied and all of the carpeting will be replaced after the painting is completed.
We used a local paint manufacturers paint called Richards Paint. They’re at the top of my the list when it comes to paint quality in my book.

      What to do with my old kitchen drop ceiling lighting?

      It’s a common dilemma among home and condo owners that I’m sure most of you have seen before.

      That Ugly, outdated grid lighting system in the kitchen of a Home!

      Whether you’re thinking about doing a new kitchen remodel or your just looking to modernize and open up your kitchens feel and get rid of that outdated kitchen drop ceiling and kitchen lights.
      This process that I developed many years ago will turn any of these eyesore ceilings into a show piece that you will love and your neighbors will envy. I’ve installed close to one hundred of these types of trey ceilings here in the Brevard County area over the years.

      How to spray popcorn ceiling texture on a drywall ceiling repair

      On this popcorn ceiling repair project, I’ll demonstrate how to spray and blend popcorn ceiling texture on an actual ceiling repair that had water damage from a roof leak in Merritt Island, Florida. I’ll be using my GoPro while shooting the video.

      This will give you a unique perspective of how I spray and feather and match popcorn ceiling texture with a hopper and compressor.

      Prep- After I moved a few things out of the work zone, I covered the floor with 2 mil plastic and in order to contain all of the dust from the ceiling repair and the popcorn ceiling spray texture, I created a plastic bubble going from the ceiling to to the floor by using .31 mil plastic.

      Next, I scraped back the area of the ceiling where the popcorn texture had the water damage from a roof leak that had occurred while these homeowners were getting a new roof installed.
      After scraping back the popcorn texture, I primed the area with a can of Kilz stain blocking primer. This helps the popcorn ceiling texture get maximum adhesion to the existing popcorn ceiling and also will prevent any water stains to bleed through where the new popcorn texture meets the old popcorn.

      Next, I sprayed the popcorn ceiling texture using my smaller hopper and 15 gallon compressor since it’s just a small ceiling repair area that needs to be sprayed with the popcorn ceiling texture. I first concentrate on going around the perimeter of the ceiling repair. Then, I move on to spraying the main part of the popcorn ceiling repair. Lastly, I blend the popcorn texture into the old popcorn texture from the repair line out lightly feathering at the very end to create a gradual fade into the ceiling repair.

      Chinese Drywall is here in Brevard County, Florida

      I have seen numerous homes affected by Chinese Drywall here in Brevard County, Florida. Also, Orange County, Volusia county and Indian River County are reporting it as well.

      There are some simple tests that can performed if you suspect that your potential clients home or business has Chinese drywall, we are prepared to perform a few checks as recommended by the State of Florida to confirm the possibility of tainted drywall.

      After being contacted to do a Chinese drywall inspection by the new owners of this home, I set up the appointment for the next day. As soon as I walked in the door it smelt like rotten eggs and my eyes started to immediately burn.

      By the end of the Chinese drywall inspection, it was determined that the entire interior of this home contained Chinese drywall throughout including the garage drywall and the drywall ceiling on the pool patio as well.

      Identification Method

      (1) an initial or threshold inspection to find visual signs of metal corrosion and evidence of drywall installation during the relevant time period, and

      (2) the identification of corroborating evidence or characteristics.

      The identification process is two steps:

      Step 1: Threshold Inspection

      (a) Blackening of copper electrical wiring and/or air conditioning evaporator coils; and

      (b) The installation of new drywall (for new construction or renovations) between 2001 and 2008. A positive result for this step (including both criteria) is a prerequisite to any further consideration.

      Visual inspection must show:

      Step 2: Corroborating Evidence

      Because it is possible that corrosion of metal in homes can occur for other reasons, it is important to obtain additional corroborating evidence of problem Chinese Drywall. Homes with the characteristic metal corrosion problems must also have at least 2 of these corroborating conditions if the new drywall was installed between 2005 and 2008.
      For installations between 2001 and 2004, at least 4 of the following conditions must be met. Collecting evidence of these corroborating conditions will in some cases require professional assessors and/or testing by analytical laboratories.

      a) Corrosive conditions in the home, demonstrated by the formation of copper sulfide on copper coupons (test strips of metal) placed in the home for a period of 2 weeks to 30 days or confirmation of the presence of sulfur in the blackening of the grounding wires and/or air conditioning coils;

      (b) Confirmed markings of Chinese origin for drywall in the home;

      (c) Strontium levels in samples of drywall core found in the home (i.e. excluding the exterior paper surfaces) exceeding 1200 parts per million (ppm);

      (d) Elemental sulfur levels in samples of drywall core found in the home exceeding 10 ppm;

      (e) Elevated levels of hydrogen sulfide, carbonyl sulfide and/or carbon disulfide emitted from samples of drywall from the home when placed in test chambers using ASTM Standard Test Method D5504-08 or similar chamber or headspace testing;

      (f) Corrosion if copper metal to form copper sulfide when copper is placed in test chambers with drywall samples taken from the home.
